Maintenance Request

Please read our Maintenance Information below before submitting a maintenance request. Many items you are able to fix yourself or are a result of common wear and tear. Other issues may require service and/or may be billable to you.

 

Please note that making a maintenance request is permission for management and/or maintenance to enter the apartment.  

Maintenance Information

FUSE & CIRCUIT BREAKER-  If you find that your outlets and lights are not working, first check your fuse box.  Most are located in the apartment or in the basement.  If you find that the fuse is blown, simply take it to the hardware store and buy a replacement. You are responsible for replacing the fuse.

 

PILOT LIGHT- If you smell gas in the kitchen, most likely your pilot light on your gas stove has blown out.   If you have an electric start-(when you turn the knobs you hear a clicking sound as it lights) call the office.  If not, lift the cover of the cook top and you will find a spot where the pilot light should be on both the right and left side.  Generally, one side has blown out.   Take anything from a match to a rolled-up paper towel to transfer the flame from the lit side to the unlit side. There are some great videos on YouTube that can help you.

WATER LEAK- First thing is to turn off the water.  You will find a valve under each sink or next to the toilet to turn off the water.  Turn to the right then place something under it to catch any drips and report to the office immediately.

LIGHT BULBS -   You are responsible for replacing your light bulbs and they must all be in working order when you move out.

 

SMOKE DETECTOR & CARBON MONOXIDE-   You are responsible for changing the batteries in your smoke detector and Carbon Monoxide detector. If your Carbon Monoxide or smoke detectors are beeping, please do not disconnect them, change the batteries.   If they don’t stop beeping report to the office.   

 

RECYCLE-  All paper, plastic, glass and metal can go into one recycle bin, you do not need to sort.

 

TOILET CLOGGED- You must own a plunger.. so use it.   If that does not do the trick, report to the office and we will send out a plumber.   If it is overflowing, be sure to turn off the water.   If it is a foreign item that does not belong in the toilet, and we sent the plumber you will be charged a minimum of $75.00

CLOGGED  DRAIN- FIRST try Drano and see if that solves the problem.  If not, report to the office and we will send out a plumber.   If it is overflowing be sure to turn off the water.   If it is a foreign item that does not belong in the drain and we sent the plumber you will be charged a minimum of $75.00.

 

GARBAGE DISPOSAL JAMMED- First, push the reset button under the sink on the disposal.  Second, take a wooden spoon or broom handle and put it in the disposal and attempt to turn the blades.   Third, report to the office.  Once again if it is a foreign object, you will be charged a minimum of $75.00

 

WALL UNIT AIR CONDITIONER- If you are not getting cold air be sure to clean the filter.  If it stops working, check the fuse box.   If that does not work report to the office.   If we have to change a fuse, you will be charged a minimum of $50.00.
